10 Milestones to Homeownership

  1. What's Happening
Homeownership begins with a conversation about your goals, timeline, budget, and financial priorities—not just a loan amount.
    Your Next Move
Think about your comfortable monthly payment, available savings, expected purchase timeline, and questions about financing.
    How BridgePoint Helps
Your loan originator helps evaluate possible financing paths, discusses affordability considerations, and identifies what information is needed next.
    What Comes Next
    Start the pre-approval process.
The Basics

Mortgage Terms. Made Simple.

Pre-Approval

A preliminary evaluation of your potential mortgage eligibility based on information reviewed by a lender. It is not a guarantee of final approval.

Earnest Money

A deposit typically made after an offer is accepted to demonstrate a buyer's commitment, subject to the purchase agreement's terms.

Loan Estimate

A standardized document that provides important information about estimated mortgage terms, payments, and closing costs for covered loans.

Appraisal

A professional opinion of a property's value, which may be required as part of the mortgage process.

Underwriting

The review of borrower, loan, and property information to determine whether applicable financing requirements are satisfied.

Conditional Approval

An underwriting decision that requires specified conditions to be resolved before final approval.

Clear to Close

A common industry term indicating that required underwriting conditions have been satisfied, subject to any remaining closing requirements.

Closing Disclosure

A standardized document that summarizes final mortgage terms and closing costs for covered loans.

Cash to Close

The amount of money a borrower is expected to provide at closing after accounting for applicable deposits, credits, and adjustments.

Escrow

A term that can refer to the settlement process or to an account used to collect and pay certain property-related expenses, depending on context.

This guide is for general educational purposes only. Mortgage requirements, timelines, fees, and processes vary by loan program, property, lender, and jurisdiction. Pre-approval and conditional approval do not guarantee final loan approval or funding. Contact a licensed mortgage professional for information about your specific situation.
